Farm Residence

What is a farm home?

A farm home, often referred to as a farmhouse, is a residential dwelling typically situated on agricultural land, embodying a rustic charm and a connection to rural living. These homes are designed to accommodate the unique lifestyle of farming families. Farmhouses often feature a spacious and practical layout, with ample room for a large family. They may include traditional elements such as wide front porches, gabled roofs, and practical design for everyday farm life. Farm homes are often surrounded by fields, barns, and other agricultural structures, creating a picturesque and functional environment. These homes reflect a close relationship with nature and the land, offering a peaceful retreat from urban life. With their warm and welcoming aesthetics, farm homes represent a timeless and enduring symbol of rural living, blending practicality with a sense of nostalgia for a simpler way of life.

  • Spacious Living Areas: Farmhouses typically provide spacious living areas, accommodating large families and providing room for various activities associated with farm life.
  • Self-Sufficiency: Farm homes are often part of working farms, allowing residents to embrace a self-sufficient lifestyle by growing their own food, raising livestock, and participating in agricultural activities.
  • Rural Lifestyle: Living in a farm home offers a peaceful and idyllic rural lifestyle, away from the hustle and bustle of urban areas, providing a slower pace of life.
  • Scenic Beauty: The surroundings of a farm home are often characterized by scenic beauty, with open landscapes, rolling hills, and a connection to the changing seasons.

Disadvantages

  • Maintenance Challenges: Farm homes and their associated properties may require extensive maintenance, especially if they include agricultural components such as barns, fences, and fields, leading to increased workload and costs.
  • Isolation: The rural setting of farm homes can lead to a sense of isolation, especially if the property is located far from urban amenities, schools, or healthcare facilities.
  • Limited Job Opportunities: Living in a farm home may limit job opportunities, particularly for individuals whose professions are primarily available in urban or suburban areas.
  • Dependency on Weather: Agricultural activities associated with farm homes are often dependent on weather conditions, making the income and livelihood of the residents susceptible to climatic changes.
  • Long Commutes: Residents of farm homes may face long commutes to access schools, workplaces, or other essential services, especially if these amenities are located in urban or suburban areas.
  • Limited Access to Amenities: The distance from urban centers may result in limited access to amenities such as shopping centers, entertainment venues, and healthcare facilities.
  • Technological Challenges: Rural areas may have limited access to high-speed internet and advanced technologies, posing challenges for those who rely heavily on digital connectivity.

Restrictions

Commercial Farms

The majority of farm properties financing through the VA program are considered hobby farms.

A hobby farm is a small-scale agricultural venture operated primarily for pleasure and personal fulfillment rather than as a full-fledged commercial business. Unlike larger commercial farms that aim for significant profit, hobby farms are typically managed by individuals or families who have other primary sources of income. The emphasis on a hobby farm is often on enjoying the process of farming, cultivating the land, and possibly raising animals, without the primary goal of making a living from the farm.

Larger commercial farms primarily used for commercial actives may be ineligible for financing.  Examples, of this type of farm would be if the property had a slaughter house used as a commercial butchering operation. If in doubt please reach out to one of our VA experts to confirm the eligibility of the property.
